FAQ

Can the mayor freeze the rent?

The Mayor controls the Rent Guidelines Board, which votes every year on how much rents go up for over 2.4 million rent stabilized tenants. Mayor de Blasio told his appointees to freeze the rent 3 times in 2015, 2016, and 2020! The board is responsible for voting based on research and public testimony, but the Mayor has huge influence over the process.

Don’t landlords need to increase rents to maintain buildings?

We need bold solutions that are going to keep New Yorkers in their homes and cost of living down. When landlords raise our rent, it’s lining their pockets instead of fixing our homes. Ask any tenant – we know our rent money is not going back into our building! According to a 2023 analysis from the Community Service Society, when landlords raised rents, most tenants saw no improvement to their building or apartment.

Is this just for rent stabilized tenants?

No, all tenants are facing the squeeze from skyrocketing rents! The Mayor can act right away to stop rent hikes for 2.4 million stabilized tenants, but all renters need stability and affordability. We’re fighting for policies to keep people in their homes and expand rent stabilization to cover more renters, learn more here.
